Waterford at South King Street


Bowman Consulting was initially hired by Waterford Development in 2007 to evaluate the site for potential purchase. In keeping with local master planning concepts for the Crescent District Master Plan, Bowman worked with the client to develop a concept for the site that would encourage a linear park area adjacent to the existing Town Branch. Bowman assisted in developing concept plans to evaluate potential uses, parking, road connections and visual aids to demonstrate the project's viability within the Town of Leesburg. The Bowman team was instrumental in preparing graphic illustrations, 3-D modeling and animation graphics, and zoning documents; and assisted in preparing graphics for use by the Board of Architectural Review (BAR)and for the solicitation of local support. Initial zoning and BAR approval was achieved for a 492 space parking garage and a 157,000 square foot commercial building for both office and retail uses which would connect to surrounding amenities. These amenities would eventually include the linear park and future Chuck Jones Plaza proposed at the terminus of Church Street.

Bowman is currently coordinating preliminary engineering design for site engineering, flood control measures, and the restoration of Town Branch.
